Invest in Real estate

You can find plenty of information on the web about investment in real estate. All of the graphs and charts will show you that over a long period of time if nothing else, real estate continues to increase in value (we recommend you check the CMHC site).

 

That being said, there are always ups and downs in the market that can’t be predicted.

We are looking for real estate investments that will generate profit regardless of economics, market, and personal situations.

 

At some point, all of us were new to investing in real estate. Our programs are designed to help investors while they are helping others.

 

We thought it can be a good idea to share a personal story of one of our key partners in real estate investment. Here is how Nadia joined us:

I remember myself trying to find some information on investments in real estate. To me, it felt right and secure to buy real estate, but I didn’t have much money and had even less experience. I talked to Real Estate agents about buying condos for rent (it was very popular in GTA at the time), but rental income didn’t seams to cover mortgage payments, condo fees, and taxes.

Though real estate properties appreciate over years, it didn’t feel right to put even a few hundred dollars every month into an investment that supposed to bring you money. Not to mention all the talks about the housing bubble that supposed to burst any time now! (the same talk for quite a few years now, but it still should not be discarded).

On top of this, I learned that with little down payment like I had, even if I am lucky to get a second mortgage under my name, there is a CMHC premium to be paid. You will be surprised but sometimes it is tens of thousands of dollars that will never be recovered.

Then I tried to learn about new developments – buy before the building is ready, pay no tax or condo fees before it's built, sell it right before closing papers are ready, and get up to 25% of property value in cash. All sounds great. The only problem for me was the price, $50 000+ is not something I had laying around. I did have some cash which, to my opinion, was wasting its capability in a single-digit savings account. However, it was not enough to do any quality investments.

 

Or so I thought at the time…
